Access Statement for The Briars Self Catering Cottage, Copdock, Suffolk
Introduction The Briars is an 18th century cottage situated in the combined villages of Copdock and Washbrook 4 miles south of Ipswich, it was extensively renovated in 1996 and is available for up to 5 people. The Briars adjoins Mansard Cottage, our other holiday cottage, and can be accessed from either the village street or the car parking area in Pearsons Way behind the cottage. Either way will require negotiating some a few steps.
Pre Arrival We have a website (www.suffolkholidays.com) showing pictures of the cottage. Bookings and enquiries can be made either by telephone, email or post. We provide visitors with arrival instructions and a map showing the location and directions to the cottage.
The nearest railway station is in Ipswich approximately 4 miles away from the cottage. There is a bus service from Ipswich which stops approximately 300 metres from the cottage.
Arrival and Car Parking Our arrival instructions provide details of how to find us. It is very important that you tell us when you will arrive so that we can be here to welcome you. There is an off road parking space for one vehicle on the property. We can assist with luggage if required.
Access to House and Garden From the car parking area in Pearsons Way the garden is accessed through a timber gate 950mm wide where there is a 550mm wide concrete slab pathway across the lawn to two steps, each 140mm rise x 570mm going x1100mm wide, leading down to a paved area. At the rear door there is a stone step 900mm wide x 600mm deep x 60mm high. The stable door is 780mm wide x 1980mm high with a 90mm high step. The door opens into the utility room. This door is divided horizontally and has a Suffolk latch 1460mm above the step and a mortice lock that secures both halves. There is a sliding bolt which can be used to secure the bottom half of the door whilst leaving the top part open.
From the street, enter the garden through the 950mm wide metal gate from the footpath where there is a step 220mm high. The shingle pathway slopes up slightly to the front door where there is a step 1000mm wide x 620mm deep x 130mm high. The door is 790mm wide x 2000mm high and has a timber step 110mm high. The door opens into the front hallway.
The Utility Room This room is 2100mm x 3100mm and has a continuous worktop 930mm high to one side with cupboards and a washing machine fitted underneath. On the opposite side there is a tumble drier standing between built in cupboards. There is a clear floor space of 2060mm x 1950mm. From here is a door 730mm wide x 1980mm high leading into the front hallway, 1900mm x 1700mm, where there are three further doors providing access to the lounge, the ground floor w/c, and the front door to the garden.
Ground Floor WC The door from the hallway is 660mm wide x 1980mm high and the floor area is 1750mm x 1070mm. There is a small corner washbasin and w/c suite. The clear floor space is 1070mm x 950mm. There is a clear space of 185mm to the right hand side of the w/c, 200mm to the left and 900mm to the front.
Living Room, the door from the hallway is 730mm wide x 1880mm high and the floor area is 5600mm x 3800mm. Included within this area is a tiled walkway 3350mm x 1200mm wide leading from the hall door to a 230mm step down into the dining area. The remainder of the lounge is carpeted. There is a three seat sofa, two armchairs, a nest of tables, a coffee table, a TV and a DVD player.
Dining Area, 3500mm x 3400 mm. There is a dining table, six chairs, a pew, a chest and a dresser. There is a clear space of 900mm to each side of the table and 700mm at each end. There is an archway 730mm wide x 1960mm high leading into the kitchen.
Kitchen, 3600mm x 1900mm and has a worktop 930mm high to one side and one end with cupboards fitted underneath. There is a built under electric oven and a fridge. There is a gas hob fitted above the oven and a range of wall cupboards.
Access to the first floor is by the stairs from the lounge. There are 11 treads each 200mm high. The first 3 treads turn clockwise through 90 degrees; each winding tread is a minimum of 800mm wide and 300mm going when measured at the middle. The remaining straight flight of 8 treads are all 800mm wide x 250mm going. There is a handrail 830mm high to the right hand side when ascending the stairs. The stairs, landing, bathroom and all bedrooms are all carpeted. The “L shaped” landing is generally 900mm wide and has doors to all bedrooms and the bathroom.
Double Bedroom, 3900mm x 3080m and the door from the landing is 690mm x 1900mm. There is a double bed, with a chest of drawers each side, a small table and two chairs. There is a clear space of approximately 1200mm to each side of the bed and 1000mm at the foot. There are reading lights beside the bed.
Twin Room, 3400mm x 3400mm and the door from the landing is 750mm wide x 1960mm high. There are two single beds, two bedside cupboards, a chest of drawers and a chair. There is a space of approximately 600mm between and to each side of the beds and a space varying from 800mm and up to1400mm at the foot. There are reading lights beside the beds.
The Single Room, 2750x 2500mm and the door from the landing is 680mm wide x 1870mm high. There is a single bed, a bedside chest of drawers and a chair. There is a clear floor space of approximately 2050mm x 1400mm. There is a reading light beside the bed.
Bathroom, 2200mm x 1950mm and the door is 630mm x 1950mm. The bath is 1700mm x 700mm x 510m high and has a grab handle fitted to each side. There is a shower fitted over the bath. The wash basin is 600mm wide x 550mm deep x 780mm high. The w/c is 450 high and there is a space of 700mm to the left side, 200mm to the right and 600mm to the front.
Garden To the side and rear of the cottage there is a grassed area of approximately 50sq metres where there is a rotary clothes line and a picnic table. There is a shingle covered area to the front of the cottage and a pathway to the side.
Additional Information There is a linked fire and smoke alarm system to both floors and a fire extinguisher in the kitchen. In the event of a power failure there is emergency lighting to the stairs and landing.
