Access Statement for Mansard Cottage Self Catering Cottage, Copdock, Suffolk
Introduction Mansard Cottage is an 18th century cottage situated in the combined villages of Copdock and Washbrook 4 miles south of Ipswich. It was extensively renovated in 1999 and is available for up to 2 people. The cottage adjoins The Briars, our other holiday cottage, and can be accessed from Pearsons Way at the rear of the property.

Arrival The nearest railway station is in Ipswich approximately 4 miles away from the cottage. There is a bus service from Ipswich which stops approximately 300 metres from the cottage. Arrival
and Car Parking Access to House and Garden From Pearsons Way the garden is accessed through a timber gate 800mm wide where there is a 40mm high step leading into the paved courtyard. This is a paved area sloping slightly downwards to a porch over the door which is 740mm wide x 1980mm high with a 90mm high timber step. The door opens into the kitchen. This stable door is divided horizontally and has a Suffolk latch 1460mm above the step and a mortice lock which secures both halves. There is a sliding bolt which, if desired, can be used to secure the bottom half of the door whilst leaving the top part open.
The Kitchen is 3000mm x 2600mm and has a tiled floor. There is a worktop 930mm high to three sides with cupboards fitted underneath leaving a clear floor space of 2300mm x 1650mm. There is a built under electric oven, a fridge, a washer / dryer and a gas hob fitted above the oven. There is a door leading to the lounge / dining area.
Lounge / Dining Area . The door from the kitchen is 700mm wide x 1900mm high and the floor area is 4600mm x 3600mm minus the space in one corner occupied by the stairs. The lounge is carpeted and there is a two seater settee, an armchair, a nest of tables, a coffee table, a TV & DVD player and a dining table with four chairs.
Bathroom. There is a door 740mm wide x 1940mm high from the lounge, which opens into a small lobby 980mm x 900mm. From here another door, 700m x 1940mm, opens into the bathroom which is 2700mm x 1400mm. The bath is 1500mm long x 680mm wide x 510mm high. There is a grab handle fitted to each side of the bath and a vertical rail fixed to the wall at one end. There is a wash basin 825mm high and a w/c suite 410mm high. There is space of 400mm to the right of the w/c and 370mm to the left. There is a clear tiled floor area of generally 2000mm x 1160mm.
Access to the first floor is by the stairs from the lounge. There are 12 treads each 200mm high. The first 3 treads are 800mm wide x 240mm going. The next 3 treads turn anticlockwise through 90 degrees and each winding tread is a minimum of 800mm wide and approximately 300mm going when measured at the middle. The remaining straight flight of 6 treads are all 800mm wide x 240mm going. There is a handrail 900mm high to the left hand side when ascending the stairs. The stairs and bedroom are carpeted.
The Bedroom is 4900mm x 3700mm minus approximately 1100mm in one corner, the width of the stair well. There is a superking size double bed which can, if required, be split to provide two 3 foot single beds. There is a wardrobe, a chest of drawers, two bedside cupboards, a small dressing table and two chairs. There is a clear space of approximately 500mm to each side of the bed and 1400mm at the foot. The are reading lamps on the bedside cupboards and a table lamps on the dressing table and chest of drawers.
Garden To the rear of the cottage there is a private paved courtyard of approximately 25sq metres where there is a clothes line and a picnic table and chairs.
Additional Information There is a linked fire and smoke alarm system to both floors and a fire extinguisher in the kitchen. In the event of a power failure there is emergency lighting to the stairs and bedroom.
